One-bedroom apartments in condominiums closer to the sea are starting at $90,000 USD. And detached houses in gated communities with a swimming pool can cost around $300,000 USD and more.

There are certain types of real estate in Costa Rica that are most suitable for purchasing by international buyers, such as:

Moreover, it is quite easy to obtain residency in Costa Rica through its three immigration programs.

In Costa Rica the legal aspects and procedures of buying real estate are very close to those in the USA and Canada. Therefore, purchasing properties in Costa Rica is transparent and well formalized.

Any foreigner has the right to buy property in Costa Rica and to own it as a sole owner. However, there are certain restrictions in the coastal zone, which includes a 200 meters wide costal land. In Costa Rica the narrow 50 meters coastal strip of land is considered a public property accessible to all. Therefore, there is no way to have a privately owned beach. The remaining 150 meters of the coastal land are also owned by the state, but this land can be leased on a long-term concession for 20 years, with further extension of the term of use, without time limit.

In spite the fact that any buyers, including foreigners, can register property in Costa Rica on their own name, the more popular option is registering the acquired real estate to the name of a joint-stock company. This helps avoiding extra costs while transferring the property from one owner to another.
